Oahu home prices rose 3% in March compared with 2013

The cost of a condo or house is forecast to continue increasing through next year

They were small, but price gains achieved by Oahu’s housing market last month continued a rising trend reaching further into its third year.

Data released by the Hono­lulu Board of Realtors for publication Monday showed that median prices for previously owned single-family houses and condominiums sold in March rose 3 percent over the same month last year.

第一天:国际机票6500元+公车2.5刀+午餐8刀+晚餐10刀+酒店70刀=7060元

国内起飞,目标美国夏威夷州檀香山国际机场(机场代码HNL),飞行时间约9个小时(直飞)或者13个小时(转机,包括转机等候时间)。夏威夷比中国晚18个小时,所以同一天,我们抵达天堂夏威夷!出关取了行李,坐19路或者20路公车,付2.5美元,慢慢晃到威基基(Waikiki)区(奢侈的同学可以叫辆出租车,大约25刀)。

夏威夷酒店全部为下午3点check-in,把行李寄存在大堂,小伙伴们就可以步行到著名的威基基海滩了!阳光沙滩,一切就在眼前了!懒洋洋地在蓝天白云下睡一会儿,倒个时差。 吃饭就在威基基International Market Place的Food Court解决吧,各国美食选择丰富,初来乍到也不会觉得不习惯哦。晚上6点左右,换上花花衣裳,漫步到沙滩上看看日落,偶遇免费的呼拉舞表演,这就是度假的节奏啊!

 

 

第二天:珍珠港市区观光拼团250元+三餐25刀+酒店70刀=830元

起个早,在麦记之类的快餐店或者当地的便利店简单早餐,然后跟着当地的散客团(中文的哦)出发去珍珠港洛~ 珍珠港因为限制人数,排队的人不少,所以要早点去呢。拿了票,接着看个电影介绍(有中文讲解机器可租借),然后上船,去到沉船纪念馆,看看脚下仍然漂着机油的亚利桑那号(注:珍珠港不可以带大包进去,要寄存哦)。珍珠港出来再去檀香山市区晃一圈,唐人街、太平洋国家军人公墓、夏威夷的皇宫等等。差不多中午回到酒店。解决完午餐,在酒店房间里小憩一下,或者在泳池晒着太阳小憩,临近晚上了出门继续逛逛海滩,逛逛海滩边的公园,欣赏日落,看看街头表演,美好的一天啊!

 

 

第三天:东欧胡岛环岛拼团250元+三餐25刀+酒店70刀=830元

今天可以睡到自然醒,如果酒店楼层高的,可以起身看个日出,然后倒头继续睡!起床后出去觅食,在阳光下慵懒地喝杯咖啡,看看路上来来往往来自不同国家的人们,融入夏威夷的慢节奏生活中~  下午1点半左右,强大的散客团再出发,去岛的东岸看看。号称夏威夷比华利山庄的Kahala富人区、奥巴马最喜欢的白沙滩、热带雨林、Ko’olau山、钻石头山、恐龙湾自然保护区、大风口、几百年的日式寺庙(寺庙旁边小山坡上默默躺着张学良和赵四小姐的墓碑哦~)。拍照留影,各种摆pose,幸福就这么简单!(建议这天不要穿短裙哦,大风口的风会让你360度走光没商量的!)回到酒店是下午4点左右,洗漱过后,继续每天的功课——逛海滩。当然,海滩边还有很多商店,奢侈品、当地好玩的小店、免税店,应有尽有,即使不买东西,window shopping一下也是很美的!(未完待续)

China House Hunters Get Ready For ‘Golden Week’

The Golden Week holiday is coming in China on Oct. 1, and with it, hundreds of thousands deep pocketed Chinese scouring planet Earth (mostly U.S.) looking for real estate.

The Golden Week holidays are often used by savvy real estate marketers as a time to build relationships with Chinese buyers they can’t meet in person during most of the year.

“This travel surge will impact different markets in different ways,” says Andrew Taylor, co-CEO of Juwai.com, a Chinese real estate portal. “Some countries will see more viewings, others will transactions. If you get a buyer in from China and they want to see properties, sometimes you just have to drop everything and drive them around for a couple of days. They have limited time before they have to fly home, and it’s in your interest to find a property for them while they are in country.”

The Chinese are becoming the hottest foreign buyers of American real estate, especially on the West Coast. They hold a combined $13.1 trillion in investable assets, according to China Merchants Bank and Bain & Company.
And approximately $655 billion is allocated to overseas real estate markets, according to the bank. Moreover, some 60 million middle class Chinese are said to be looking at overseas real estate, says Juwai.

Juwai said their website sees a 66% surge in property searches in the two weeks prior to Golden Week holidays. During the holiday itself, mobile usage of Juwai.com doubles as more property hunters access property listings from their smart phones.

Wealthy Chinese are buying all around the world, with the U.S. their favorite place for house hunting.

They’re buying in Orange County, California, and in Queens, New York.

Christine Lu, founder of Affinity China, is hosting an event in Hawaii next month for China’s affluent.  One of the topics is how to buy your American dream home.

“During the week, we’ll be providing complimentary tours of Hawaii’s best neighborhoods to give visiting Chinese an overview of Hawaii’s real estate market. They will tour some open houses and schedule follow-up private appointments with real estate partners,” Lu said.

Some Chinese walk the Great Wall, others go to Shanghai Disney.  China’s one percenters ship off the mainland to buy a 5,000 square foot home in Oahu.

Golden Week started back in 1999 as a means to get Chinese to travel around the country to visit family. Traffic often comes to a complete stop, with people getting out of their cars to stretch or exercise. Those who want to avoid all that will be airport bound, and will be knocking on the doors of many American realtors in two weeks.

Wealthy Chinese seeking overseas residency

There is one Chinese export product that is seemingly unstoppable at the moment – millionaires. Porsche-driving Louie Huang lives in Shanghai, having made his money – a lot of money – in property.
He is having a 200-room villa built here and owns properties in at least five other cities around the world. But while his business interests remain in China, he has also stumped up the sizeable investment needed to buy himself residency rights in Singapore. He says it is for a number of reasons, in particular the opportunity it might bring his future family. But he admits that for many of his wealthy friends it is a sense of insecurity which is leading them to ponder a life outside China.
“Most of them think I’ve got so much money here but one day maybe the government will change the policies and take it all back,” he says.  There is mounting evidence to show that China’s super-rich are heading for the exit.
At a seminar in a plush office suite with a spectacular view of Shanghai, Chinese entrepreneurs with at least half a million dollars to spare are being encouraged to invest in the US economy.
The EB-5 visa scheme is an investment-for-residency programme, handing out green cards as long as the investment can be shown to have created at least 10 jobs.
In 2006 Chinese nationals were granted just 63 visas under the scheme. Last year the figure had leapt to more than 2,408 and this year it is already above the 3,700 mark. It means a tidal wave of Chinese money is currently pouring into US infrastructure projects.
The scheme is open to any nationality but Chinese investors now make up 75% of the total.
China’s rigid and opaque political system is perhaps one reason for the wealth-drain, particularly in a year in which there is due to be a changing of the guard at the very top of the Communist Party.
There are certainly lifestyle concerns too. Like Louie Huang the wealthy are often seeking cleaner air and a better education for their children. Enjoying the best things in life also matters. According to the Shanghai Travelers’ Club, a luxury travel club for the Chinese Elite, traveling abroad is a strong sign of social status, and acquiring a property in cities like New York, Las Vegas or London is the ultimate symbol of success in life for the wealthy Chinese.
Add to that the fears that China’s decade-long economic boom may be losing steam and it is perhaps not surprising that China’s rich are on the run. The EB-5 data is not the only evidence. A survey last year of almost 1,000 Chinese dollar millionaires found 60% considering moving overseas.
China is now one of Australia’s biggest sources of migrants with figures released for 2011 showing that it had overtaken the UK for the first time.
And American estate agents have been reporting a big jump this year in the number of high-value home buyers from mainland China and Hong Kong.
The party is far from over for China’s wealthy, including Louie Huang – who has just opened a brand new nightclub. As his patrons sit around tables containing a dozen or more bottles of champagne it is abundantly clear that many people are still making money here.
But in these economically uncertain times, there is a growing temptation for those with money to take it, and themselves, somewhere a little safer.
